The latest Realtor.com data shows the average asking price for a new U.S. home fell ↓ 2.5% between June 2025 and June 2026, marking the steepest year‑over‑year decline in almost a decade. National median list price now sits at $430,000, down from the June 2022 peak of $449,000.

“Eight straight months of falling prices and seven months of rising pending sales are two sides of the same phenomenon,” says Realtor.com Chief Economist Danielle Hale.

Pending contracts rose ↑ 3.7% year‑over‑year, while the cancellation rate slipped to 6.9% from 7.3% a year earlier, suggesting contracts are holding. The median market time returned to 53 days in June, ending a 26‑month stretch of longer listings. Regional patterns diverge: the Midwest saw list prices climb 10% from four years ago, the Northeast up 12.6%, whereas the West dropped 7.3%, nearly double the national decline. Senior Economist Jake Krimmel notes a “two‑America” split, with supply constraints keeping prices buoyant in some zones despite higher rates. Buyers now command more leverage, especially in overheated markets where sellers are pricing realistically from day one.
