Seattle office vacancy hits record high

Seattle’s once‑glittering tech corridor is now defined by a staggering Seattle office vacancy rate that eclipses pre‑pandemic levels. In Q4 2025 the downtown core reported a ↓ 35.6% vacancy, up from 32.3% a year earlier, according to Cushman & Wakefield. Brokers at Colliers argue the figure may edge toward 40% as remote‑work inertia persists.

Labor market reversal

Seattle’s $20.76 minimum wage, in effect since January 2025, adds cost pressure on retailers and restaurants that survived the exodus. A study in Labour Economics linked the wage floor to a 9% reduction in hours for low‑wage workers, while new business formation shifted to suburban counties, according to Bloomberg. Analysts at CoStar project that vacancy rates will not normalize until 2027, assuming the feedback loop eases. The convergence of empty towers, shrinking hiring pipelines, and a rigid wage regime creates a self‑reinforcing cycle that threatens Seattle’s long‑term economic resilience.
