Vanke loss deepens as China’s top developer posts massive deficit

Vanke loss signals deepening China property crisis

The state‑owned giant disclosed a ↓ 44.5bn yuan net loss for 2023, a stark reversal from the ↑ 5.3bn yuan profit recorded a year earlier. Analysts at Reuters note that the deficit widens the sector’s debt‑service gap and may prompt further policy support.

Financial metrics and market reaction

Shares of Vanke tumbled 12% on the Shanghai exchange, while its debt‑to‑equity ratio climbed to 1.8x, edging closer to the regulatory ceiling. The firm’s cash‑flow squeeze mirrors trends seen at other developers, including Country Garden and Evergrande, whose restructurings remain incomplete.

“The Vanke loss is a bell‑wether for systemic stress,” said Li Wei, senior economist at Bloomberg.

Local governments face mounting pressure to stabilise housing demand, but fiscal constraints limit direct bailouts. Observers caution that without a coordinated stimulus package, the contagion could spread to ancillary industries such as construction materials and home appliances.

Correction: An earlier dispatch misstated the loss figure as 45.5bn yuan; the correct amount is 44.5bn yuan.
