Capella Hotels expansion is entering a decisive phase as the privately held ultra‑luxury group charts a ↑ 2x increase in assets by 2030, targeting gateway cities across Europe and the Middle East.

Capella Hotels expansion targets Florence and Riyadh

The first European outpost will occupy a 12th‑century complex near Florence’s Duomo, slated for a late‑2027 debut. Simultaneously, a Riyadh resort will join the portfolio, also expected to open in 2027 after a pandemic‑induced delay.

Strategic growth model

CEO Roland Fasel tells Reuters the brand is pursuing “thoughtful, focused growth” rather than flag‑planting. With twelve existing sites—ten Capella hotels, the newest in Kyoto, and two Patina properties—the group plans at least ten additional openings.

“We are at an inflection point,” Fasel said, emphasizing the brand’s agility as a family‑owned business.

Location selection hinges on “gateway cities,” where brand equity can be amplified before drilling into niche neighborhoods. Examples include Shanghai, Los Angeles, New York, Paris and London, Fasel notes.

The Patina line, launched in 2020, targets a younger, art‑savvy traveler, with properties in the Maldives, Bali and Hainan in development. Compared with Capella’s restoration‑centric ethos, Patina leans toward music and contemporary culture.

Geopolitical headwinds linger. The Iran‑Saudi conflict has pushed the Riyadh opening back, and Bloomberg reports the Gulf losing ↓ $600 million daily in tourism revenue, straining supply chains and staffing.

To buffer risk, Capella is integrating residential components into new resorts, selling select units as serviced apartments.

Employee experience remains a differentiator. The brand ranked third in Fortune’s Southeast Asia Best Companies to Work For, thanks to initiatives like the Fari Campus on its Maldives property, which offers sports facilities, family housing and Swiss hospitality training.

Looking ahead, Fasel envisions adding longevity services—cryotherapy and similar treatments—to the guest journey, positioning Capella as a thought leader in ultra‑luxury hospitality across Asia and beyond.
